Mountain Properties is located in Frazier Park, about 80 miles north of Los Angeles. We are an excellent company, we have the best location in all the mountains, and we want your business. Mountain Properties has been in business for 20 years and in addition to our new office in Frazier Park, we have an office in Pine Mountain Club.

Our slogan is “Old Fashioned Service, Cutting Edge Technology”. What does that mean for you?

Old Fashioned Service goes back to the “old” days, when a handshake over a cup of coffee was all you need to make a deal. We still offer a cup of coffee (and it’s good too), and the handshake is as important as the lengthy contracts you need to sign now-a-days. Today’s times require the contract and we have them all automated (Cutting Edge Technology) and can be produced and emailed in a few minutes.

Speaking of Cutting Edge Technology we are always current and up to date with our computers, cameras, fax machines, and copiers. Every agent has a late model computer to access the local multiple listing service and internet in high speed mode. We are always on and emails are received instantly and responded to promptly. We have 3 company web sites, and most agents also have or will have their own web site.

When you list with us, what happens? The first thing we do is put it on the current multiple which allows all local agents to show it, from Lebec to Pine Mountain Club. It is then emailed to over 2000 subscribers to the Mountain Properties subscriber list. It is then on the SoCalMLS which is the Multiple listing services for most of Southern California. This gives most Realtorsin Southern California access to your listing. From there it goes to Realtor.com which is accessed via the internet from all around the world.

WHAT TO OBSERVE WHEN LOOKING AT A HOME

CONSIDER THE LAYOUT AND THE FOLLOWING FACTORS

Does the home plan provide seperation between personal and shared areas? Do the room layouts and circulation patterns allow fr a flexible funiture arrangement? Does the refrigerator door open toward the counter and work space of the kitchen? Does the quantity and quality of storage space fit your needs? Is the parking space convinient and does it provide for guest parking?

WALLS AND CEILINGS

Check for walls and ceilings that are made of rock lath andplaster, which is common in homes built between 1935 and 1950. Typically, these are very high quality. Check the condition of drywall walls and ceilings. Pay particular attention to the condition of taped joints.

WINDOWS

Be aware of the many different types of windows on the home and their condition. In some jurisdictions, fire codes require that windows operate and that bedroom windows be large enough to escape though in case of fire. Open the windows to ensure that they are not painted shut. Check the casement window to see if the hardware is working properly and whether double-hung windows have broken sash cords.

DOORS

Exterior doors should be the solid or panel type and have good weather stripping and thresholds. Check interior and exterior doors to if they are level, easy to open and close, and have hardware in good condition.

CLOSETS

Note the number of closets, their condition and depth.

FLOORS

If floors are carpeted, check to see if the carpeting covers hardwood or plywood floors. Check condition of floors and check for moisture damage to parquet floors.

INSULATION

As a rule, if the home has little or no attice insulation, there is probably none in the walls.If the attice is welll insulated, the walls probably are too, depending on the age of the home. The Rfactor is the unit of measurement of insulating value in a home. The higher the Rfactor, the greater the Value. Recommended Rfactors are: R11 to R15 for walls, R19 to R30 for ceilings.

VENTILATION

Adequate ventilation in an attic is one square foot of ventilation for each 150 square feet of floor space.
